- Primary focus is on shallow bay, multi-tenant buildings (typically 80,000 to 250,000 square feet) but will consider single tenant buildings or large bulk distribution centers subject to pricing and credit
- May consider development opportunities in select markets as vacancy tightens and pricing becomes compelling
- Key attributes we seek are:
- Product functionality (clear height, loading minimum “office” finish of less than 20%)
- Local demand drivers such as job growth and population growth
- Locations with distribution convenience and access to labor pool
- Willing to invest both on a direct basis and alongside operating partners
- Will pursue opportunities in national, regional, and local distribution markets; with the following primary target markets:
- Austin
- Baltimore/Washington
- Charleston
- Dallas
- Denver
- Houston
- Kansas City
- Inland Empire
- I-80 Corridor/Lehigh Valley
