  • Class A and B
  • Target stabilized and value-add opportunities
  • Primary focus is on shallow bay, multi-tenant buildings (typically 80,000 to 250,000 square feet) but will consider single tenant buildings or large bulk distribution centers subject to pricing and credit
  • May consider development opportunities in select markets as vacancy tightens and pricing becomes compelling
  • Key attributes we seek are:
    • Product functionality (clear height, loading minimum “office” finish of less than 20%)
    • Local demand drivers such as job growth and population growth
    • Locations with distribution convenience and access to labor pool
  • Willing to invest both on a direct basis and alongside operating partners
  • Will pursue opportunities in national, regional, and local distribution markets; with the following primary target markets:
    • Austin
    • Baltimore/Washington
    • Charleston
    • Dallas
    • Denver
    • Houston
    • Kansas City
    • Inland Empire
    • I-80 Corridor/Lehigh Valley
    • Oakland/East-Bay
